Thinking of selling?

Bury and Hilton offer a full range of property services, involving all types of property. We can arrange sales by private treaty or by public auction.

Thinking of selling with Bury and Hilton

The following step by step guide will show you the procedure of putting your house on the market.

Step 1 - How Much is your Property Worth?
We will visit your home and advise you how much we think we can achieve for your property in the current market conditions. This is classed as a free market appraisal. At this stage we will inform you of our market strategies, costs involved with selling and answer any questions you have. Call or e-mail your nearest office for a free pre-sale market appraisal.

Step 2 - Home Information Pack
Bury and Hilton will order your home information pack before we start marketing your property. This is now a legal requirement on the majority of properties.

Click here for more details on Home Information packs (HIPs).

Step 3 - Marketing your Property
A member of our staff will visit your home to take photographs with a digital camera. Your details will be produced on the same day of instruction.

An advertising schedule will be discussed with you.

Your property will be displayed on various internet sites, which will be confirmed with your branch manager.

Our dedicated sales team will commence selling your property to potential purchasers straight away!

Step 4 - Communication
Our dedicated sales team will make appointments with yourselves for potential buyers to view your home. We do offer an accompanied viewing service, if required.

We will advise you of all the feedback of each viewing, asking viewers what they thought of your property.

We will contact you as soon as we receive any offers to discuss the offer itself and the ability of the prospective purchaser to proceed.

Step 5 - Sale Going Through
Arrange a solicitor - for advice on local solicitors talk to a member of staff.

Once a sale is agreed we will chase your sale on a weekly basis to ensure it is all going to the timescale agreed. Regular updates will be given.

Exchange of contracts with a completion date will be set by our solicitor, with our help.
