Surveys and Valuations

Bury and Hilton have a specialist survey and valuation department based at the Leek Office.

The decision to purchase a property is probably the single most important financial decision someone is likely to make -ensure it is an informed one!

We are able to offer prospective purchasers a valuation service advising them of our opinion of a property's value or alternatively we are able to carry out a home buyer survey and valuation, which is a more detailed inspection of the property.

A) PRIVATE VALUATION

A concise report will be prepared which will include the general condition of the property and identify any urgent repairs necessary and most importantly will include our opinion of the property's market value.

The valuation is carried out in accordance with the Royal Institute of Chartered Surveyors Appraisal and Valuation Manual. The inspection, however will be limited to a visual inspection of the property from the ground floor levels, without moving coverings or contents and assumes that the parts which have not been inspected would neither reveal material defects nor cause the valuer to alter the valuation materially. The valuer will not carry out an environmental assessment or a structural or building survey and services will not be tested.

B) HOME BUYER SURVEY AND VALUATION

A home buyer survey comprises:-

• An inspection of the property;
• A concise report based on the inspection;
• The valuation;

This type of report is a more comprehensive report than the private valuation and will give an overall impression of the condition of the subject property.
